We offer adaptable office space solutions to suit a vast array of business activities.  We pride ourselves on our ability to support business growth, having hosted tenants from start-ups, to national and international brands.

Starting up a new business?  There are particular aspects to note;

  • what size premises do we really need?
  • how much should we pay?
  • do we need a lease or a licence?
  • what’s the best location?

We’ve a range of reasonable rental accommodation, where for the biggest lets or as the tenant prefers, we offer conventional lease terms.  For the majority of our customers, we offer simple licence agreements. Terms are clear, and we don’t “chop and change”.

Several of our occupiers have been with us “short term” for over 30 years on this simple basis.  Lanwades is centrally located within the region, with good road and transport links to other business centres.  We offer ample on-site parking and a resident site manager for additional security.

Our Office and Unit Rates:

  • Office space for 1 person from £120 per month
  • Office space for up to 4 people from £250 per month
  • Office space for up to 8 people from £550 per month
  • Office space for 10+ people from £800 per month
  • Workshop space available starting from £4.50 per sqf

Space and cost depending on availability and specification – a service charge (currently just over £1.60 ft./year) applies to all units.

We have a wide variety of businesses on the park, from accountancy services; financial and mortgage advisers, counselling; beauty services; manufacturing; healthcare providers; printing services; diagnostic manufacturing; environmental services; consultancy; building planners; professional bodies; gardening services and more.  There are plenty of networking opportunities to help your business grow and prosper.

We choose new tenants carefully, to ensure good relations with the current businesses on site. We don’t allow noisy or fume generating trades or process nor businesses selling direct to the public or basic warehousing.
